The standard check-in and out times are 4:00PM - 11:00AM. However these can vary depending on the property you are booking. Please check the "villa rules & policies" section for the selected property to be sure.

We keep an open calendar and our housekeepers are usually on a tight schedule, so typically we'll need you to stick with our check in/out times. Feel free to message us the day of though and we'll see what can be done.

Absolutely. The home will have everything you'll need to be comfortable including extra bedding, pillows, etc.

If you are staying for a longer period and want a mid-stay cleaning, feel free to hit us up and we'll schedule the housekeeper to come back. There will be an additional cleaning fee for this.

Absolutely! All of our properties are private and you will have exclusive access for your stay.


For all our properties, you will receive a full refund if you cancel within 30 days of your stay. After that, up to 15 days before your stay you'll receive 50% back. After that, no refund is given unless a special circumstance arises. We work with our guests the best we can to ensure things are properly and fairly handled.

No, we value our most loyal guests. That is why if you book directly with us, you save on the commission costs that are charge through third-party booking platforms.

Our properties work with a "self check in" model. Once guests arrive at their designated properties, they are able to check themselves in via a WIFI SMART LOCK. Codes will be sent out with welcome instructions before your arrival.

If you wish to cancel a booking, please contact us and we'll promptly reply to you.

Each Property has the AVERAGE nightly price listed in yellow. Our rates can certainly vary based on holidays, events in the area, high seasons, etc. You'll need to select your dates first to get an accurate price.

Rules & Safety

Yes , No Smoking/Vaping inside any of our properties. We do not allow pets at most properties, so keep that in mind. Also, we do have quiet hours posted for all properties between 10PM-8AM. Each property has it's own House Rules that will be sent for your approval.

Yes, the Stargazer Luxury Lake House & Big Sky Mountain Lodge are pet friendly.

We have smoke detectors/CO2 detectors at the properties along with First Aid Kits we keep restocked. Additionally, all doors have secure locks. Security Cameras only located near front door. No security cameras in back yard space or home.

All our properties can be accessed by car/truck or suv. NO special 4X4 vehicles or otherwise required.
